CapitaLand’s J’den,Jurong Lake District: Last Units for Sale

J’den has already seen more than 90% residential units sold. The opportunity to own a home in Jurong Lake District is fast closing.

JLD could become Singapore’s main business district outside central Singapore. New homes, amenities, recreation and businesses will be available to residents.

J’den’s development is by CapitaLand Development. The CapitaLand Group’s Development arm. CapitaLand’s development arm, CapitaLand Development, has curated the most appealing homes for family members in remaining units of J’den, which include three- and 4-bedroom units.

JLD’s transformation includes more than the new developments around Jurong West; the area will feature a mix of urban life, work and play along Jurong Lake Gardens. This is an area of water bodies and gardens.

Jurong Lake Gardens and surrounding JLD will see a surge in the number of recreation and leisure opportunities.

Around Jurong Lake, there will be more than 10 km of promenade and parkland. A new Chinese Garden as well as a Japanese Garden are expected to anchor the district. These gardens, currently in redevelopment but due for completion later this calendar year, will provide a focal point.

In the Chinese Garden, there are new features such as a lawn for events, an edible herb garden, a bamboo-tunnel and waterfall corridors, moon lantern terraces, and even a nature walk where children can explore nature.

Japanese Garden: A new floral display garden, multipurpose hall, pond with waterlilies, flowering canopy path. An elevated pedestrian promenade, boardwalk will link the Chinese Gardens and Japanese Gardens.

Zaha Hadid and Architects61 collaborated to design a Science Centre at the edge of the lake. Singapore’s Science Centre will feature the world’s largest live laboratory for demonstrating real-world uses of science, technology and engineering.

The new center will have a Children’s Gallery that is over twice as large as KidsSTOP, the children’s play area in the Science Centre. Also included are a waterplay interactive and discovery paths. In addition to an outdoor activity park and observatory, the new centre will also feature a children’s gallery that is more than twice as large as KidsSTOP in the existing Science Centre. In 2027, the new Science Centre should open.

J’den’s resident will have the opportunity to witness this transformation as it happens. This includes existing facilities, such as Wag & Wild – Singapore’s premier dog park – located at Jurong Gateway Road. While the district transforms, local families can take advantage of a number of family-friendly weekend options.

JLD is made up of several neighbourhoods. Amenities, green areas, and transport hubs will be reachable within 10 mins by bicycle or public transport.

JLD offers a complete network of pedestrian pathways, collectively referred to as J-Walk. It connects building and nodes in public transportation such MRT Stations and Bus Stops. This 4-kilometer route will connect J’den’s Jurong East MRT Interchange to Ng Teng Fong General Hospital as well the Westgate, IMM & JEM.

J’den’s building will be the first to enter this network of pedestrians. By 2028, when the building is complete, residents will walk without interruption to the Jurong Integrated Transport Hub. There, they will find a new community club, a sport centre, a Jurong Regional Library, office and retail areas.

JLD is set to benefit from two new MRT stations.

The Jurong East is an MRT interchange that serves the East-West Line, North-South Line and both. With the Jurong Region Line, the MRT Interchange will feature three lines by 2028.

JLD’s residents can expect to have four MRT services by 2032. With the Cross Island Line completed, they will enjoy direct connectivity with Changi Airport, Jurong Innovation District (JID), and the CBD.

J’den’s only remaining units today are three- and Four-bedroom Units. It was a project that saw huge interest when it went on sale last November. Since November last year, all units of one- or two-bedrooms have been sold. Also, the buyers were attracted to the units with three bedrooms. These units received an excellent response and had a high take-up rate.

Typical three-bedroom units range from 1,141 to 1,184 sq ft, and there are three-bedroom-plus-study premium units of 1,259 sq ft.

In contrast, the four-bedroom luxury units cover 1,485sq ft. All three-bedroom, four-bedroom, and five-bedroom premium unit stacks are the only ones in the building to have their own private lift. The units are also equipped with MIELE’s top-quality kitchen appliances, fixtures, and furnishings.

A multi-functional kitchen island counter will be installed in the four bedders’ kitchen to highlight the amount of room and the spaciousness. A smart bidet will be installed in the bathroom of both three- and 4-bedders.

CapitaLand provides a range of premium, larger units with a host of features that are both functional and elegant. J’den’s pre-finished construction volumetric non-prefabricated (PPVC) is another advantage that the developer has tapped into. As a result, owners can customise and design the home according to their own preferences.

In the four-bedroom design, the merging of the master and an adjacent bedroom provides a good example of flexibility. This arrangement allows the adjacent bedroom to be used as a private nursery, a personal study or even a walk-in cupboard.

A four-bedder’s living room is generously sized, which can easily be expanded when combined with an adjoining bedroom. Units have mostly a view of Jurong Gardens, or JLD.

J’den’s residents enjoy a vast array of condo facilities and amenities aimed at families. A highlight on the third-floor amenities deck is a winding lazy river, which includes a Jacuzzi. It also features a bubble swimming pool, a Jacuzzi. and a pool of 50m.

J’den, the affordable mixed-use community in JLD is now available to homeowners. As this district undergoes transformation, it is likely that the prices of future projects for residential housing will increase.
